The maintenance plan is scoped to the actual equipment and use pattern.

What documentation do property managers get?

After every visit the property manager receives a per-unit report: equipment identifier, work performed, filter sizes changed, consumables used, parts flagged for upcoming replacement, and photos of any condition that needs attention. The report format is designed to drop into a building maintenance file without reformatting.

Do you handle tenant complaints on managed properties?

On buildings under a planned-maintenance program with us, we route tenant comfort complaints through the manager's standard process. Site visits are logged against the building's service record so the manager can see the history alongside the planned-maintenance visits.

What happens when maintenance uncovers a bigger problem?

Anything beyond the planned-maintenance scope — a failing compressor, a leaking coil, a controls issue — is documented, flagged, and quoted as separate repair work. We don't fold large repairs into the maintenance invoice; it has to be a decision the owner or manager approves on its own.
